The examination at the chamber of commerce

A manager may call themselves certified once they have demonstrated before a Chamber of Industry and Commerce (IHK) that they have the legal, commercial and technical knowledge required for the job (§ 26a WEG). Certain qualifications are treated as equivalent, for example trained real estate agents (Immobilienkaufleute), certified real estate specialists, fully qualified lawyers or graduates of a real estate degree programme.

Your right as an owner

Since 1 December 2023, appointing a certified manager has been part of proper management. Every owner can demand it (§ 19 (2) no. 6 WEG).

There is an exception for small associations with fewer than nine units in which an owner acts as manager: a certified manager only has to be appointed there if at least one third of the owners demand it.

Certificate and continuing training

The certification is a one-off proof. In addition, residential property managers are legally required to complete 20 hours of further training within three years. Feel free to ask a manager about both.

Denise Ambos is a certified manager under § 26a WEG, and our team keeps training continuously.
