Balcony solar and wallbox in an owners’ association
Owners are entitled to approval for a charging station and a plug-in solar device. It still does not work without a resolution.
Privileged measures
Every owner can demand reasonable structural changes that serve certain purposes (§ 20 (2) WEG). These include charging electric vehicles, accessibility, burglary protection and connection to a very high capacity telecommunications network. Since October 2024, generating electricity with plug-in solar devices has been on the list as well.
Whether: yes. How: by resolution
The entitlement concerns the whether. How the measure is carried out is decided by the association by resolution, for example cable routes, fixings or shared load management. Anyone who installs without a resolution risks having to remove it.
The costs are borne by whoever demands the measure, including later costs of maintenance and upkeep. They are also entitled to its use (§ 21 (1) WEG).
How to proceed
A well-prepared request is the quickest way:
- Describe the measure briefly: device, location, fixing, cable route
- Submit the request to the manager in good time before the meeting
- For wallboxes, have the building’s connection capacity checked and register the wallbox with the grid operator
- Register the balcony solar device in the Marktstammdatenregister within one month of commissioning
